5 Repairs Before Listing

Getting Ready to Sell? Start With the Small Stuff

When you decide to sell, it's tempting to jump straight to photos and a sign on the lawn. But buyers notice the little things: a door that sticks, a nail hole in the hallway, a gap in the caulking around the tub. On their own, none of these is a big deal. Together, they can make a home feel "not quite looked after", and that impression often shows up in offers and in inspection requests.

The good news is that most of these issues are small, affordable fixes that can be handled before the listing goes live. Here in Brandon and across Westman, our long winters and big temperature swings are hard on doors, windows, caulking and exterior trim, so a pre-listing check is especially worthwhile in the fall and winter.

Here are five repairs we recommend looking at before you list.

1. Doors and Windows That Work Properly

Buyers open doors and windows during showings. If a window won't latch, a patio door drags on its track, or there's a visible draft or fogged pane, it raises questions about maintenance and energy efficiency.

What to check:

  • Doors that close and latch smoothly, with weatherstripping in good shape

  • Windows that open, close and lock

  • Damaged screens, cracked glass or worn seals

  • Storm doors with loose closers or bent frames

Sometimes an adjustment or new weatherstripping is enough. Other times, replacing a worn-out door or window is the better choice, and it's one of the upgrades buyers tend to notice right away.

2. Drywall Patching and Paint Touch-Ups

Years of living leave their mark: nail holes from pictures, dings from furniture, scuffs in hallways, and the occasional doorknob hole behind a door. In listing photos and in person, these little blemishes stand out more than you'd expect.

Patching holes and cracks, then touching up or repainting walls in a neutral colour, gives rooms a clean, move-in-ready look. Focus on high-traffic areas first: entryways, hallways, stairwells and kids' rooms.

3. Trim and Caulking

Trim and caulking are the finishing touches that make a space look complete. Missing baseboard, gaps around door casings, or cracked and yellowed caulking in kitchens and bathrooms can make a home look tired, even when everything else is in good shape.

What to check:

  • Baseboards and casings that are loose, damaged or missing

  • Caulking around tubs, showers, sinks and backsplashes

  • Exterior caulking around windows and doors, where gaps can let in air and water

Fresh caulking and tidy trim are small jobs with a big visual payoff, and they can head off questions during a home inspection.

4. Sticky Doors and Worn Hardware

Interior doors that rub, swing open on their own, or won't latch are common, especially as homes settle and seasons change. Loose handles, wobbly cabinet pulls and squeaky hinges send the same message: small things haven't been dealt with.

Adjusting hinges, planing a door that rubs, tightening or replacing hardware and fixing latches are usually quick fixes. Updating mismatched or dated handles can also freshen up a home without a big renovation.

5. Small Exterior Fixes

First impressions start at the curb. Buyers, and their realtors, see the outside of your home before anything else, both in person and in the listing photos.

What to check:

  • Damaged or peeling exterior trim and fascia

  • Loose railings or worn steps on decks and entries

  • Eavestroughs that are sagging, leaking or disconnected

  • Exterior doors that need paint, new hardware or weatherstripping

You don't need a full exterior makeover. Tidying up the obvious issues helps your home look well cared for from the moment people pull up.
